Well done @Sheila B. !!

You will be amazed at how fast you can scale once you get passed the fear of that first deal.  Keep looking for deals and allow a bit of the dust to settle on your current purchase (mainly so that you know everything will be ok :) ).  You'll quickly be ready to pull the trigger again.

Good luck!!

Hi @Kyle D.

I also use Cozy for my online transactions.  @Dawn Anastasi is right on by saying that they've recently improved their website/tools.  So far so good!

Good luck!

@Tony Velez

I self manage some local units, have done a couple of full turnkeys in other states, and have done a bit of a hybrid outside of my state as well.  Not sure if you stated where you want to invest, but I think that is a huge part of your decision making process.

If local is your target, why not hook up with your local REI group and start picking people's brains? Ask the wonderful folks on BP that are in your local area who they use (i.e. Brokers, PMs, Lenders, Attorneys, CPAs etc etc). You'll be amazed at how helpful people in this community are. With a little bit of education and some of @Brandon Turner's "take action" pills, you'll be on your way quickly.

If out of state investing is what you're targeting then I would probably go with a Turnkey provider to start.  As you learn the area and build relationships you can then shift to more of a hybrid model.

Best of luck with your investments!!!

@Dawn Anastasi

What a great post!!! Congrats on both accomplishments.  I really love your "go get 'em" approach to this deal.

Thanks,

Gil

Hey BP,

I've been managing a Tri-plex for my mom in Inglewood CA for some time and I'm too busy to keep dealing with the fun.

Does anyone know of a good PM that covers 90303?

Thanks so much!

Gil

Thanks @Account Closed @Max T. @Tom S.

I appreciate the feedback!

@Rob Beland

Thanks for the feedback.  I've gone back and forth on this and just decided to error on the side of caution.  My dad was a landlord for over 45 years and was never sued!

Thanks again and all the best!
