Omaha, NE Property Management Suggestions

Hi everyone,

I am looking for a Property Manager in Omaha, Ne for my duplex and 4plex.  The manager I used last year allowed one unit to sit vacant from May-Dec, 4 units to sit vacant for 2 months straight, and gave me an overall occupancy rate of 66%.  This cost me upwards of $14k in unrealized rental income, not to mention the myriads of small improvements to the tune of $7k without my knowledge until the bills started pouring in.  I could keep going, but I have decided to let the contract expire at the end of April.  In the mean time, I would love to get some suggestions of good property managers in the area.

I have not had to rely on other PM companies yet as I have managed ours for the past 5 years. But I hope to have enough properties in the future to need to use one. Unless you find a partner, who can become a part owner of your investments, you will have to rely on a PM, since you must have a brokers license to manage other people's properties. I'm curious as to what companies will be mentioned here!
