Tenant abandoned the property

In the last month I had 2 tenants that  moved out with prior notice (which is required, 30 days in advance of the 1st of the month). One sent keys by mail and one called saying he was vacating the home and left keys inside the house.

I have asked them to fill out to fill a  return Possession notice an they simply ignored.

Any suggestions in how to proceed with this tenants?

Clean the property out and get it rented again.
