Appliance Contract

I'm thinking of adding an appliance contract to my lease. The things I worry the tenant might break are the waste disposal and the dishwasher because they have the most moving parts. What do you usually stipulate in an appliance contract

I wouldn't have a seperate contract I just have a clause in my lease that covers it. I cover repairs for the fridge and stove. The washer, dryer and dishwasher if present are provided as a conveinience and I don't repair if they break down.
