I'm rewriting my lease and have traditionally used a 30 day notice. I am thinking of using a 60 day notice. What are other landlords thoughts?

I'm thinking of adding an appliance contract to my lease. The things I worry the tenant might break are the waste disposal and the dishwasher because they have the most moving parts. What do you usually stipulate in an appliance contract

Going to do checkout inspection with tenant. What do you do with tenant that disagrees with your opinion of the condition on departure? What if they refuse to sign the checklist form.

Do you wait to give copy of checkout list to tenant with security deposit or do give them the checkout list right away?

Is it necessary to have applicants bank acct info? With the risk of identity theft it seems another unnecessary risky info to keep on file.

Wayne, I think it depends on state by state. I don't think I can charge for regular maintenance or things I would do normally but I'm charging for repairs needed from damages caused by tenant.

What is the best way to establish a rate to charge security deposit for repairs such as drywall patching and repainting if I do the work myself.

I was too busy to do a walk through with my current tenant. I was duped by the guise of "They look and act O.K." to me.

I have a feeling I will be using all of their security deposit for paint and unpaid rent and other damages.

I have pictures the property looked like before they moved in and records with my contractor that he painted the walls a certain color.

If I go to court without a move-in checklist, how much trouble am I in.

Well I told them rent for May is due for the entire month, yet they sent an incorrect prorated rent. On the move-out letter, I told them that the walls needed to painted to their original color. They balked at the idea because they believe they are professional designers. I have a feeling that they are not going to paint. My guess is the security deposit won't be enough to cover the paint cost if I hired pros.

My lease says without written consent they are not to alter the property.
