Landlord Insurance Policies
I am wondering what experienced landlords think about, well about everything. For now though just one question. What do you think about Landlord insurance that covers (in addition to the structure) appliances, water heater and plumbing. Is it beneficial and cost effective?? Any and all input is more than appreciated. Thanks all.

What you're talking about is a home warranty not Landlord insurance. There have been plenty of debates here before on the usefulness of home warranties. Some think they're worthless some people love them. You'd just have to weight the costs depending on your properties or appliances.
