I am new to RE investing.  I am looking to set up some type of meet up for investors in Portland, Oregon.  I need to learn from experienced and new investors and think this would be a great way for me to connect.  PM me if interested.

...as a newbie I do understand that RE gurus can be found in abundance.  I hear that this is not a recommended way to learn about RE.  I did go to a seminar for what was marketed as a 'special opportunity' for new RE investors.  Marketed in a way that made it sound like it would be an honor to be 'chosen' as one of the few.  It turns out the few chosen were not chosen at all.  Just willing to spend 28k (yes, that IS $28,000!).  I attended the seminar and it smelled bad from the get go.  I did however stick around just to listen (and I had paid $199).  At the end of the seminar this company conducted "interviews" to see if potential student would be a good fit or not.  I did go to interview and I was lavished with praise about how wonderful I was, how obvious it was that I had what it takes, etc, etc.  But my qualifications as a candidate was apparent to me.  I had a checking account and credit cards!  All that being said I have come in contact with someone here on BP who claims that I can learn all the secrets to smart RE investing through a paid program.  The point is to not have to go through all the mistakes and headaches that newbies sometimes experience.  The outline sounds excellent.  Student testimonials. Aside from this, the person is also a successful investor.  Investment website.  Testimonials from investors. And less than 2k.  It really is impossible for me to begin right now so I am looking for some feedback from those with more experience than I.

I was reading a post today where homeopath.com was mentioned as a great way to sometimes find great deals on properties.  I can see the possibility of course.  My market (Portland, OR) is too expensive so cash flow is pretty much non-existent.  Therefore, I will be looking out of state.  I am curious as to how any BP members found reliable RE agents or other investors to partner with?

I have just been able to purchase my first 2 properties with cash. I had to do so as I am permanently disabled so have very little verifiable income. I did use nearly all the cash I was able to set aside to do so. It was recommended to me that I now take money out of those properties to purchase more with financing. Obviously my cash flow on the 2 would go down and I would have new cash flow from more properties. But the cash flow from those would also be affected by having mortgages. What is the benefit of doing this? I do need to read up on this but thought I would throw this out there too.

Thanks Michael. I have been told that if an inspector does not have "errors and omissions" insurance that I will be responsible for any issues missed during the inspection. (i.e. if inspector misses that the roof is needing to be replaced he is off the hook and I am screwed because I bought a house with a bad roof). I am looking for general inspection, not light bulbs nor doorknobs. I need some guarantee that inspector is working in my best interest and will be held accountable if he/she is not doing their job.

Help! Does anyone know of any reliable and qualified home inspectors in Ft Wayne Indiana? I am in Portland Oregon and not having any luck. I have signed purchase agreements for 3 homes in Ft Wayne. The referrals I have will not call me back and I have not found any on my own that have "errors and omissions" insurance, nor do any have guarantees. I was warned not to do business with inspectors who do not provide these simple assurances that they will do their jobs.
