Homeowner Insurance or Landlord Insurance

Hi, I am a new investor. As for investment property, do we need either homeowner insurance or landlord insurance, or both?  what's the best practice for the starter ?. FYI I won't live there. Appreciate anyone who shares experience and insight. Thank you.

You need just a landlord policy for LTR properties. You need a commercial STR policy for short term rentals.

You need a homeowners policy for your personal house where you live and there is no rental activity.
