@Nicholas L. is spot on. I have done several evictions on my own in the past simply to gain knowledge. While it was nice to learn, I ultimately realized that my time is much more valuable doing what I do best and it's better to pay for those who specialize in evictions. So do hire an attorney.

Hello all, 

I am out of state investor that owns a property in the Pittsburgh area. I am going through the eviction of my tenant due to non-payment.
We had the judgment pay and stay from the judge, but the tenant submitted an emergency appeal to the judgment. 
The tenant is required to pay to the escrow account with the court.  So I am weighing my options on whether to keep going with eviction by involving an attorney or there could be alternative work around. 

Anyone has deal with this situation ? . Please share your insight and experience .

Cash flow is gonna be very difficult if not impossible in Frederick county, you might find some cash flow in Hagerstown, though the most housing stock is just utter **** inside the city, I’d look to buy like in halfway or something where at least the housing stock is decent. If you look outside city limits make sure you do some research on the septic system, your lot size, if you even have room for a backup field , the ability to replace septic is becoming a real issue statewide.https://www.biggerpockets.com/forums/12/topics/1191972-investing-in-hagerstown-frederick-maryland#

 Hagerstown has some cash flow. Frederick does not. Frederick appreciates, Hagerstown not so much. City of Hagerstown is pretty anti-landlord, so many only invest outside the city limits there. Frederick is higher class tenant base than Hagerstown.

A HELOC on your primary will be a lot more affordable than a HELOC on any rental you have. It will also be easier to qualify. HELOCs for investments are a pain because there does not exist a DSCR underwrite much like a cash-out refinance.

Post: Wet Basement Solution Pittsburgh Area

I just owned a property in Pittsburgh area, I noticed there is the side of the basement that has water standing after several days of rain or heavy snow days recently. The basement itself has some finished, and unfinished parts near by utilities area. The later area has water standing. The house doesn't have a sump pump system.

One contractor suggested an interior french drain. I am looking for suggestions if there is least expensive solution to this scenario. I appreciate your suggestion. Thank you.
