Tenant living in rental for sale
One of the biggest problems I am having lately is showing a duplex or quad only to find it filthy. Nothing you could hold them liable while living there such as damage, or anything broken, but rather clothes everywhere, trash on floor, unit being filthy. This is no one specific but a generalization. When showing the units and walking in it is a huge turnoff to a buyer. Great payment history, don't bother anyone, but live in a pig pen. How do some of you handle this.

It sounds like you are dealing with buyers that don't own investment property! As a buyer, I expect places to be a mess, but during inspections I am most focused on things that really matter. What is End of Life? Appliance, water tank, HVAC ages... what will my reserve account funding require? As a broker, educate your buyer on the important pieces and don't focus on the irrelevant. Great payment history? Maybe have the seller put it in a QuickBooks report for you to use as a handout.
