Good enough deal to find an investor??? Nashville

Owner is in ill health and has moved out. Son is taking care of the property. Owner asking 135K. Can probably be had for 120K. Needs HVAC, carpet in 2 rooms, Washer/Dryer, one window, and Paint. 

Will rent for 1350 per month.  I'd like to find an investor and offer 116k as is take it or leave it.

70% of 140k is 98k. 98k minus 10k repairs is $88k. Ideally, you should only be offering a maximum of $88k on a house with an ARV of $140k that needs $10k in repairs. If you got it for $88k and advertised it, investors would buy it quick.
