    So real Private Money means it is someone you know through family, friends, business, or social circles.  You know this person has buco bucks and has flirted with the idea of backing a RE deal.  You work something out with this person, either a fixed rate of return for their money or a piece of the deal but you work out the loan.  That's real private money.

    Then there are a small, small few out there that actually do lend their private capital to strangers, it's rare, usually need a referral or be in the market the lender is in.  This kind of Private Money has guidelines just like Hard Money, a process to go through, rates same or worse than Hard Money and origination same or worse.

    Then there are brokers who use private money in their company name because it is such a buzz word for people not in the know of the truth between what real private money is and Hard Money.

    If you're referring to real private money where funding comes from investors, you can usually find those in re meet ups or gatherings where you can build relationships and connections so that they'd trust to lend their money to you. For hard/private money companies, there are tons of good lenders, you'd just have to double check and verify if they are legit. If you need help in the 2nd one, feel free to send me a message.     Seems like posting on BP is a great way to find Hard and Private Money Lenders.   Social media is great too and any other networking group.

     Different online platforms but be careful cause there are lots of scammers though. You may also try to build relationships with private lenders first. Networking Events , crowdsourcing, hard  money lenders. If you're still in search, let's connect and I may be able to help.

    Hey Scoop,

    You can find private money for flips in a few places:

    • Local REI meetups: Investors are always hanging out at these, and some might be willing to fund your next deal.
    • Online forums: Places like BiggerPockets or Facebook real estate groups are good spots to find lenders.
    • Friends and family: Sometimes the best lenders are people you already know.
    • Hard money lenders: They’re usually pretty quick with cash and can work like private money.
