Just closed THREE cash out refinances on three of our Multifamily rentals!

Just closed not one but THREE cash out refinances on three of our Multifamily properties today!! This will be our 4th cash out refinance in multifamily since 2022!

The cash out refinance is the BEST way to make money investing in real estate and NOT pay taxes on it.

This is called the BRRRR method:

Buy it right.
Rehab and improve it.
Rent it out and improve the NOI (net operating income)
Refinance it and take CASH OUT tax free.
Repeat the process!

Most importantly, this wouldn’t be possible today without my wife Andrea! 

Last March we made the difficult decision to remove our 3rd party manager and bring management in house for our portfolio.

Andrea stepped in and put in the hard work on these properties. She had some difficult days and weeks spending hours in her car, cleaning and turning units, and being on her phone all hours of the day, but she was able to figure it out and create a win for us.

Real estate is all about operations.

When you can control the operations, you can control the value.

And a huge shout out to our lender Financial Plus Credit Union for seeing the value we created on these deals and doing the refinance for us on great terms!

Now it’s time to redeploy that capital into our next deal!

good work..  if thats what you want is debt.

keep in mind refi proceeds are NOT tax free.. they are tax deferred newbies reading this might not know that.

Hands on is great way to safeguard your investments.
