I am in the process of purchasing a two family primary residence. My goal was 5% down FHA but my W2 history isn't 2 full years so they won't. I owned my own business for 8 years before getting a W2 in Feb 2020 but they won't consider that.

Does anyone know another way I can get a loan with 5% down??

I am looking to get a DSCR loan on a condotel. The unit is in Park City UT and I already have an agreed upon deal. I just found out it was a condotel and the lender is not able to finance

@Mason Hickman thanks for the response. Are you familiar with Profit First? I know @Avery Carl talked about it in her short term rental book, but it seems like a lot to set up 5 bank accounts per unit

Wondering how people set up their bank accounts. My lawyer & accountant said to have separate accounts for each property and not to transfer to personal accounts. I'd like to follow profit first method of banking, but seems like a lot to set up 5 accounts for each property.

@Curtis Waters but this will usually require 25% down right?

@Dana Powell who is the lender? I am looking to do something similar but just starting the process
