Conventional Financing for Distressed Properties

Hello Investors!

Im looking into BRRRRing distressed properties in orange county, CA.

Ive found a couple good and alot of mediocre deals as of late.

Ive noticed that alot of the good deals require a cash offer. In general what are some disqualifying factors for getting conventional loans on distressed properties?

@Dan Perez generally the lenders require the home to be in "livable" condition.  Appliances, carpeting, etc.  Orange County is very competitive and if you don't have the cash you will probably not get the property.  Sellers in distressed condition do not want to wait around for buyers to qualify with a bank.
