Hello Investors!

I am an aspiring RE investor from the Orange County, CA area.

Hoping to get some insight on the procedures I should follow in order to get permission to build a 2nd story addition.

I've been debating whether to build up or build out for an ADU that is on my lot. The unit is rather small roughly 400sqft so I would like to expand the space. The unit is actually under the same rough as my house if that makes a difference. Would the 2nd story be drastically more expensive? The unit has plumbing, electricity, etc, I would just like to add more living space.

Thanks! I have an appointment with my local credit union later in the week.

I believe there is a chance the market will dip within the near future so hopefully there will be some opportunities for BRRRR coming up!

Hello Investors!

Im looking into BRRRRing distressed properties in orange county, CA.

Ive found a couple good and alot of mediocre deals as of late.

Ive noticed that alot of the good deals require a cash offer. In general what are some disqualifying factors for getting conventional loans on distressed properties?

Would the deal have worked if you didnt plan to add an ADU?

Super interested in what you are doing, as I am planning to do the same within the next year.

Was your main goal? Cash flow or just having the property appreciate over time, adding to your net worth.
