Fraud private money lender?

Hey BP I have a private money lender contact me from a post I put on Craigslist we she wants to fund my deal that she has no info about @ a 5% interest rate for 70,000 the repayment plan starts starts 6 months after I get the loan for a monthly payment of 154.33 for 24 months at the end of the 24 months I will make a payment balloon payment for 70,000 is this to good to be true I’m not sure about this cause I have been unable to get her on the phone we have been taking only on emails
