Small Apartment financing

I was wondering if anyone had some good recommendations on where to learn a little more about refinancing or even just financing small apartments.  These are all over 5 units but under 20 units.  I believe you need to be over 1 million to get agency debt.  I also didn’t know if you could group some together to get a bigger loan.  Looking to learn more about long term debt then short term in and out.  Lastly is there a good place to see what current market interest rates are for that kind of asset?

@Charles Carillo is right about local and regional banks. Go to them first. Then try a portfolio lender that does small balance commercial financing. PM me for a recommendation in Oregon. Licensing is an issue there.
