Where are you finding private lenders?

Where are you finding private lenders for long term lending? I've found plenty of lenders for short term or lenders with rigorous qualifications and plenty of scams. I am looking to buy additional vacation rentals to add to my portfolio but I keep running into the wall. I have one under contract and the most recent lender wouldn't take it because the HOA is in the developer's control still and not the owners yet. Help!
