Fix and flip lender referrals? Looking for hard money lender.

Hi guys,

Im looking to do my first fix and flip.  Its something I've wanted to do forever and the time is right.  I have some cash to put down on the right house but am looking for a reliable hard money lender either in my area (Tampa, FL) or elsewhere if locality isn't going to matter much.

When doing fix and flips, do any of you guys ever go conventional mortgage and just close or do you always use short term loans and if so, what do I need to look for in a rehab as far as the numbers go?

Can anyone recommend a good lender they've used specifically for fix and flips where my location might not matter?

Also, if anyone can give me the summary version of the numbers as to LTV, financing the rehab cost, required purchase price and typical required downpayment percent the lenders look for I'd appreciate it.
