That's interesting. I'd be curious to know the correct answer. My guess is you'd need to discuss that with a lawyer or at a minimum, your real estate agents broker, assuming it wasn't FSBO. I think a lot will matter upon the disclosure itself and how it was written but that would likely be for a lawyer to interpret.

@Alex Aguilar there should be a check box somewhere right on the contract: is this contract assignable? Yes/No

@Robert Jordan lots of showings and no offers means they’re coming because the price is ok but something is turning them off when they get there. Ask them for feedback. Seriously, call people who have seen it and ask them what prevented them from making an offer. People love an opportunity to voice their opinion and it will give you terrific feedback.

@Wes Barnes your description is weak too. We can search the mls for keywords you put in the description. Keep that in mind. If your descriptive writing skills are not the best, hire an MLS description writer (yes, they exist and they're usually cheap). They'll turn your humdrum description into a palatial retreat worthy of premium pricing. 😊

@Wes Barnes don’t photo into the light. Put your back against the windows and shoot forward. Hire a pro real estate photographer. You’ve got way too much light coming from those windows. Look into virtual staging with some pictures on the wall to break up those long, boring walls. Window treatments. Finally, send some Facebook ads to a 2 mile radius around the house announcing an open house to create some buzz. Price it right. You’ll know right away if you’re on the mark by the number of showings people request.

@Anita Anand this doesn’t necessarily apply directly to real estate but as an old stock trader we used to say “do buy into anything you wouldn’t mind holding forever if you had to”.

An escape plan will eventually come around even when things go South.
