I can say I work far fewer hours buying notes and participating in syndications but far from coupon clipping. Just finished one foreclosure in N.C. and starting another one in Fl. so still requires my input.

An old adage that has served me well - "When in doubt, don't". 

And you will learn that some business is more trouble than it's worth. It is your choice to pursue this seller until you wear out or you give them a list of things you need and tell them to contact you when it is complete.
