Wholesaling with an agent

I have a potential wholesale deal on the table. I found out I would be dealing with an agent during the deal. This is my first deal could anyone point in a good direction for information about this situation?

Lol -- he and I keep popping up on the wholesaler posts!

OP, he's right. Wholesalers are basically practicing Real Estate without a license (a felony in FL). It's almost impossible to market a contract without marketing the property. If you are looking at a property on the MLS, why wouldn't the buyer buy from the agent without your spread? Our literal job is to get our sellers the highest and best price with the best terms. 99% of the time an assignable contract without recourse isn't going to fit the bill.

If you have the assignable contract with the seller and an agent is buying, I guess that could work. . . The agent would be a non-rep for you and you would basically have to find your way through the process on your own.
