Land investing for cash flow.

Is there anyone out there that has bought land to hold and thought of creative strategies to turn that land into cash flow? I have heard people making a killing with airstreams/rvs on land and airbnb, renting the land out for wedding receptions/ceremonies, leasing to hunters/farmers, etc. I have heard a lot of ways you can cash flow land. I am wondering the difficulty of making this happen with zoning. I am guessing that a call to the county is all I would need before purchasing the land? I also would like to know if there is anyone out there that buys land for the purpose of holding it and thinking of creative ways to create cash flow with it. I would love to speak with you. My dad started in the land business in 1966 right there in Loch Lomand Ben Lomand.. the office was at the Trout farm in. ( not sure if its still there or not.

so i grew up in the land business..  there are many ways of course for commerical use of land as you talked about above.
but one of the best ways is simply finding that smokin deal you pay cash for then sell it for more on terms and collect the payments..
