Land investing for cash flow.

Is there anyone out there that has bought land to hold and thought of creative strategies to turn that land into cash flow? I have heard people making a killing with airstreams/rvs on land and airbnb, renting the land out for wedding receptions/ceremonies, leasing to hunters/farmers, etc. I have heard a lot of ways you can cash flow land. I am wondering the difficulty of making this happen with zoning. I am guessing that a call to the county is all I would need before purchasing the land? I also would like to know if there is anyone out there that buys land for the purpose of holding it and thinking of creative ways to create cash flow with it. I would love to speak with you.
