Are there any landlords who have a system setup for billing tenants using RUBS? I’m looking to setup a billing system for the tenants or use a 3rd party service. Any recommendations?

@Amy Aziz yes I have. 1bd are renting considerably higher than studios in the same condition. However, if updated the gap is a little smaller and some studios updated rent higher than those not updated. My concern is that someone looking for a 1/1 is going to say the room is way too small compared to the comps and that it would feel much more normal if it were a studio.

I have a 1 bedroom apartment that is hardly considered a bedroom. A queen bed would fill the room and a full size would be tight. Would it be better to make this into a studio or leave the bedroom as it is? It would be a simple removal of a non-load bearing wall.

@Joseph High right now I’ve only been able to get in contact with their realtor who has been no help at all so I’ve reached back out to the owner through mail to try and get more information.

I am a college student looking to purchase a rental house and rent it to friends while also living in it. My only income is currently through another rental property that I got through seller financing. The owner of the property I’m looking at won’t finance. What are my options regarding getting a loan for this property? I have family who could co-sign for me as well but they couldn’t get the entire loan itself. It does have equity potential with very little work done as well.

Is anyone in Louisville doing flips in Shawnee or know of anyone doing flips?? If so, are there are specific boundaries known in the area for getting higher ARV? Thanks.

Is anyone near Nashville investing in Springfield or the surrounding areas? I am unfamiliar with the area and could possibly be moving there and wanted to find a duplex or possibly a live in flip if it is worth the time and money.
