Advice on how to get the right legal forms

If I’m going through a private lender and want to make sure I have the right legal forms to keep both parties safe, where would a beginner go to find those type of documents?

Specifically forms where it explains their right to foreclose on me if I don't keep my end of the deal up as well as limiting myself on only borrowing 70% of the ARV so the investor has a safe cushion if something was to go wrong.

@Jeffrey Arreguin If it were me dealing with a private lender there would have to be a lawyer involved protecting my behind.
