@James Colgan looked it over and would say your repair and cap ex percentages look low. 1% for cap ex is really low. But everything else looks pretty good, I don’t know your market or anything so I can’t help much.

@Michael Peralta I would say you need to be more active, I would start out with getting on an emailing list from a real estate agent and as the houses get posted to the mls you’ll get notifications. There’s also other ways to find leads but that’s just a free option.

I know the debate is pretty split on this topic but me and my partner want to start an LLC before we start investing just as protection.

Plus a lender we plan on going through requires us to have one if we want to move forward so that also pushed us towards the LLC. Any thoughts?

@Bjorn Ahlblad that makes sense. Which inclines me to always have a lawyer present when dealing with these situations. Thanks for your input!

If I’m going through a private lender and want to make sure I have the right legal forms to keep both parties safe, where would a beginner go to find those type of documents?

Specifically forms where it explains their right to foreclose on me if I don't keep my end of the deal up as well as limiting myself on only borrowing 70% of the ARV so the investor has a safe cushion if something was to go wrong.
