I just found a 4 unit in Huntsville I like the numbers on. Anyone out there loving or hating Huntsville, AL.

I like the job market, growth and unemployment rate. Please let me know what you think.

East of the parkway for 35802 is safe, 35803 is fine pretty much everywhere.  I live in 35803.

Given 35805 is a case-by-case kinda neighborhood, do you have any insights into the so called "ABC" streets - Alpine, Bradley, Clopton Streets around the Merrimack Soccer Complex? How rough is it over there? Somebody told me its a C+/B-, however it does not appear to me that way. Any thoughts? Thx.

Depends on your definition.  For me, D means "Don't go there at night".  The South part of c
Clopton near Drake is solidly D.  Super poor area, yards filled with garbage, broken down cars, and busted houses with sagging/missing porches and roofs with big holes.

I was warned the same by a co-worker and local investor. 35805 is rough. I don't mind rough, but my tenants will.

I bought a house on Pine Ave in woodlawn subdivision. It's right off 14th Ave. Very close to Stove house.

I was wondering what your classification of that area would be ? 

Also I have a question regarding price on rental houses. 

I have had TWO property managers from the Decatur area tell me they target properties in the 150k price range as rentals?  To me that sounds to high, I'm thinking if someone has 1500 a month to pay rent, they would just buy a house. 

Thoughts ?

I don't think I've driven that street, which is important because everything in that area is street by street.  Probably C unless there's some really shady houses nearby.

Area might be B in a couple years--just depends on how the area develops.

$1500 is on the tail end of rentals here in town, but there's lots of military folks and contractors who plan on leaving in a couple years and don't have any interested in buying.

Thanks a lot for the great insight! I am currently looking at a 4-plex near Golf rd sw, 35802. You mentioned "East of the parkway for 35802 is safe,". Was just curious how bad is this street.

I have been investing in huntsville for a year and half and it seems like I have so much more to learn!

    It's ok.  Try to rent to Arsenal engineers who don't want the Madison traffic of gate 9(this place is close to gate 1)
