Welcome to BP and real estate. Huntsville is a great market and I have been personally investing OOS in Hsv for the past 6 years and have got good results.

Attending local meetups is a great way to get things started. I have few lender recommendations if you reach to a point of offer, I can DM those whenever you need it. I don't think you need to attend any *paid* online webinars or classes. You can put that money to better use by learning things on the ground.

I have been investing in Huntsville for the past 5 years so I have my biases. Right now any market where 1% rule is met the properties most likely would be in C and below neighborhoods.

If you are a long distance investor (like me) I would recommend staying in B class areas where tenant quality would be little better, you might have to sacrifice cash flow a little but you have better shot at appreciation. 

Huntsville is a good market but it has seen a lot of appreciation in the past 5 years so you might not get 1% deals that easily...but with little effort you can get lucky...but to get lucky you will have to build your network by buying properties :)

Overall I think Huntsville will still be fine...there has been enough job and population growth. It sucks that the Space command is not moving and this will definitely have some impact but I think overall in 5-10 yrs I think HSV will still see population growth.

I was not aware of the space command not coming to HSV news. That is definitely going to have an impact because so much hype was built into the economy because of that news in the first place.

It would be good if you can share some more details like estimated rent and the HOA fees etc.

What made you buy this condo and not other deals?

 @John Malone so my question was, how do I keep track of overal avg days, do I take avg of all the rooms etc. Looks like it will be little messy compared to renting out the entire house.

Hi @John Malone

Appreciate your response. I am not house hacking...I am planning to rent all the rooms out. So instead of Airbnb'ing the entire house, I just list each rooms. In this case, is there any impact on the cost seg etc.
