One advantage I don't think has been mentioned is that an LLC can issue a K1 to its member(s). Several different entities can issue K1s, and those are less likely to be flagged for an audit. With that said, no matter whether you do it on your own name or under a trust with a 1041 or get a K1, you should keep impeccable records just in case you do get audited.

I personally have seen that having an LLC definitely drives home the fact that his is a business, not a hobby. Also, an LLC opens up other sources of funds like BLOCs that you can grow overtime to make bigger deals.

@Jay Hinrichs and @Nate Marshall have chimed in another thread about this course, but I've seen conflicting info about this program.

I saw the sales pitch this evening at my local REIA, and it definitely has several red flags. The whole, asking for $2497, then dropping a thousand bucks "tonight only". The whole pricing anything with a number ending in "97" is largely known to be a lame sales tactic to give the appearance of value. Supposedly, you get the money back after bringing (and closing on) two different deals within 90 days, but yet he says they're desperately needing brokers. He said they'd match any competitors rates and terms to close the loan. I'd like to see that in writing....

I've done Network/Systems Engineer, Cybersecurity and Risk Management Engineer. Now my title is Senior Cybersecurity Consultant. Instead of building things, nowadays I tell other people they're doing it wrong. :)

Are your lenders asking you whether or not you will reside in those homes when getting a residential loan? How are you answering?

Ok, seriously. That's good, empirical info. Other red flags?
