Investing in Multi Family

Hi - I'm looking to invest in a multi family market where I can find units below market and value add them to get market rents. I'm looking to get in on an above 7 cap on actuals.

What would be the best market where I can find this, but at the same time the income and demographics of the area would support this?

I have a multi family property in Tyler Tx I’m looking to sell. I can send you our financials and see if your interested. Texas is a very stable market, we get really good rents, new construction.
