Hi - I'm looking to invest in a multi family market where I can find units below market and value add them to get market rents. I'm looking to get in on an above 7 cap on actuals.

What would be the best market where I can find this, but at the same time the income and demographics of the area would support this?

Hi - I'm looking to purchase a home, fix it up and flip it to build up equity. Which area in NY, NJ is best suited for that.

I'm looking for something under 40,000 all in. Would you recommend residential or commercial? Being that my budget isn't so high I may have to find a short sale or foreclosure, are there specific brokers who deal with that?
