I want to say with the new tax laws you could depreciate the full amount this year if you went ahead and replace the whole thing.

@Anessa Salinas My wife and I started with no money. We have 70 doors and should be at 100 by the end of 2019. I am a builder so we have been able to build some of our rentals with the banks loaning us 80% of appraised value with no money down but we also invest in some single family homes and we love mobile homes. We have done many owner finance deals for land and mobile homes. They are out there. Continually learn all u can but then use your network to find a deal and jump in and make it happen. U will mess up. It's ok. We are all messing up. That's life. Persistence is the key. Dont quit. Keep coming back to what u want to do and make lofty goals. Copy success. Find your niche over time and keep repeating it. We still struggle at times but know there is light at the end of the tunnel. What we are building will be a legacy to our family and is so much bigger than the daily grind. We have been going at it for 6 years now. I'm 42. Wish I'd known sooner but even still, real estate can do amazing things in short periods of time. I tell people u can replace your income in 5 years if u hustle. Some do it in 3. Anything is possible.

I use cozy and it seems to work very well..someone just told me about appfolio. I’m going to look into it as well. It’s supposedly a full management software..

Looking for a lender in Texas for 4plex units. We are an experienced builder and real estate manager. We currently have 65 rentals.

In the past 6yrs we have built 14-4plex units and manage. We have been steady in borrowing from our local banks without issue. We have also reinvested profits into buying and setting up 8 MH, as well as 4 SF homes. Our local banks are now slowing on the lending process. We need a lender that will stick with us and and finish out and additional 9 buildings in the next 2yrs. We are currently 100% occupied and rarely have vacancies. We live in a great market with 4 Hospitals and 3 colleges in the area..

@Brandi N. In East Texas we can do large aerobic septic systems. My designer once told me I could put either 16 or 32 RV spots on a 1500 gallon system. Cant remember exactly since it was a few years ago. Cost about 12-14k for the 1500 gallon system. Since they aren't supporting a full time residence their gallons per day are not calculated the same as a home. I'd consider some Airbnb cabins on this land also. We have 3 apartments and a 5th wheel RV on airbnb and do very well.

@Bill Brandt lol, probably wouldn’t be the same price in Vegas, but then you might get more rent. We get $1150 for the 3brs and $950 for the 2br’s..my husband drew the plans.

@Bill Brandt My husbands background is construction, so we build with 20% equity. We have never put money down until this last 16acres we just purchased to build 6-8 4plexes on..here cost to build for a customer would be $375-400k per 4plex, each 4500sqft, 2-3br/2bath and 2-2br/1bath.. we currently have 14 of them..and are 100% occupied, we normally have 1-2 open but typically fill very quick. I know that probably doesn’t answer all your questions but from our standpoint, we only do multi family, mobile homes and just a hand full of SF residences..we have never had a 4plex where every renter moved out at the same time, so relatively safe as far as that goes, much more than a SF that you cash flow is zero or neg when a tenant moves.
