Philadelphia - Info on property ownership

BP - Anyone in the Philly market able to help me with the following question....

- What is more accurate? The MLS or Phila.gov website regarding who the owner is of a specific property? Thank you for the help!

Hey Tom, my thought would be Phila.gov since MLS pulls from Public Records, not the other way around. If ownership changed hands without an MLS transaction (inherited property for example), then there would be no info on MLS until Public Records was updated.

MLS will show Settled transactions first of course, but the nitty gritty of the transaction details would be updated when the deed recording occurs.
