This is always determined by the goals of the investor. Before anyone can give you an honest answer, the first questions is what is your specific goals?

The state of Florida DOES NOT HAVE A STATE TAX. However, if you are discussing a business then you may have a liability

I am confused based on the statements. However the 3% is generally the commission that is paid by the seller. Some companies has a transaction fee associated with the deal. What is most disturbing to me is that the realtor showed  the house and provided information to make an educated decision and someone thinks his time is not worth compensation. Time is money and people don't work for free. If you don't want someone to be paid don't ask for there assistance

Most brokers will be glad to hang you your license. The  dilemma  is going to be your split. There are companies that will give you 100% but the will not assist you in contract negotiations and other things you need to learn. However there are other companies that will give you a lower payout and teach you a long the way. Having you RE license will give you addition revenue streams. I have listen to people say that  real estate license gives added liability, but I disagree. I believe there are no down sides but only upside. I hope this helps

In my opinion I would use a land trust, this is the only vehicle I use for my properties

I am a believer in the MLS and the tax records. I have yet to find anything more precise

to answer your question, when they bid the 100.00 that is the winning bid none of the parties bids against them because they owe so much on the property.

The bank takes the property  and clears title then sells the property with clear title

From my experience in the South Florida market in Broward and dade County is very difficult to buy at auctions I would concentrate on the reos the short sales or finding motivated sellers in the county
