Does Anyone Flip Land ?

Hello,

Does anyone buy Land in the outside areas of the city and  flips it ? I want to buy a lot in the outside areas of the city and flip it, I do know that I might have to wait a couple of months or 3 to be able to profit from it since its a very wide area and there are not many homes being built there. It is a residential area, but like I said it is a wide open space. But I believe that with time the city will grow to those areas.

  land in the path of progress is a very long time play.

I have one that I bought in 1992 and it just got brought into the city a year ago.. but its still going through the development process probably another 2 years. and as long as the economy holds.. lucky for me the Indians built the largest casino in Northern CA. right across the street from me and brought in all the streets sewer water power etc. paid for the stop lights at the new intersections they built etc etc.. Like to say in 92 I knew that this was going to happen but its just the luck of the draw.. my parcel came into the city by one lot.. if they drew the line on the other side of me I would still be out of the city and hopeless for another 25 years.  But once I am in and served I can build 75 units on it and its worth millions.. I paid 27k for it all those years ago and have been paying 270.00 a year in tax's so negative cash flow all those years.
