Any Phoenix, Arizona Investors here on the forum ?

Looking to connect with local investors

Hello dear readers when you are looking for expired listings, how do you get a hold of the seller ?

For example if theres an expired listing on the market, how do you get a hold of that seller ?

Go to your local HUD site and look at the number of properties that are renting. If you see a property or properties that have a high vacancy, take the address down. Take that address and do a search on it. Find out who owns it and let them know you want to buy. Some of the most motivated people I have seen is a landlord who is losing money and stressed out.

Thanks a lot Gerald I will get to work, how do you contact them ? Mail letters ?

Hello does anyone have any multi units or properties they want to get rid of in the North Phoenix area? PM me please

Hello,

How do I know I added value to the property? For example I bought a property 2 years ago its obviously worth more now.  How do I know if all of this is considered ? I know its worth more since I put all this brand new into it?

-Front shade

-Backyard shade, cement under it as well(Got permit)

-Carport

-Took all carpet out inside and put tile

-Painted all inside

-New cabintes

-Took bathroom tub out, did walk shower

-Insalled all new ceiling fans

Hello,

Does anyone buy Land in the outside areas of the city and  flips it ? I want to buy a lot in the outside areas of the city and flip it, I do know that I might have to wait a couple of months or 3 to be able to profit from it since its a very wide area and there are not many homes being built there. It is a residential area, but like I said it is a wide open space. But I believe that with time the city will grow to those areas.
