Would you invest in this duplex?

Price - $300,000

Mortgage - $2,300

Down payment - $30,000

Both sides will potentially rent out for - $1,300

Let me know if I’m missing any numbers that helps you make a better decision. I’m really contemplating this as it will be my first investment property and I don’t want to leap into a mistake.

@Bryan McElrath There is just not enough cashflow-if that is your motivation. By the time you allow for maintenance, vacancy and capex you are negative. All the best!
