Would you invest in this duplex?

Price - $300,000

Mortgage - $2,300

Down payment - $30,000

Both sides will potentially rent out for - $1,300

Let me know if I’m missing any numbers that helps you make a better decision. I’m really contemplating this as it will be my first investment property and I don’t want to leap into a mistake.

I’m currently looking at a duplex in the Claremore area. It looks like a great property, but I’m having trouble identifying possible rents from both sides. What is the best way to do this? There’s no properties available for rent in the area so I can’t use them as comparisons.

Good evening,

My name is Bryan McElrath and i’m a first time buyer searching for a duplex as my first investment property. The only problem is, Duplex’s are few and far between at a good price ($150,000) in the Tulsa area.

So my question - are there any non-traditional ways to locate Duplex’s? I’m very eager to buy A.S.A.P. My primary method has been Zillow, but i’m increasingly becoming more desperate as Zillow doesn’t bring much leads.
