For 10 years, 100s and 100s of flips plus owning. We used to get 25- 35% net caps based on cash purchases. Now 10- 14% net as pricing has doubled, tripled or more. I get 20 deals a week sent to me. I find that you need to be a cash buyer or you will not get the best deals. Last week I sold 3, SF all in 85k, 100k, and 85k, rents from 1200- 1400 each. Yesterday I sold a duplex all in 110k, rent about 20k, net about 13k next week I will sell 3-5 SF al will be about 110k, with rents from 1100- 1400, ,,,, Its all about your network,

Yes, the Cleveland Ohio market has made a great investment to many investors due to its steady growth and cash flow. I have many investors that are buying for those reasons.

Cleveland, has alot of cashflow potential, the average multifamily is around $140k. https://learn.roofstock.com/bl... I personally I have multiple units in there giving me steady returns.
