Help with tools for managing out of state

Hey all, I’m in the process of getting my second investment in Ohio, I am in California. Any tips on self managing? Tools to help or should I just use a property manager. I just wanted to keep cost down.

Congratulations on purchasing your second investment property here in Ohio! What part of Ohio are you buying in? I have been self-managing our rental portfolio for several years. With two properties you should easily be able to self-manage. The key is screening your tenant prospects up front. I use Zillow to market and for applications or MyRental.com for credit & background checks (preferred). Then I use Apartments.com for management software which is easy to use and FREE. Another investor friend of mine uses RentTech (Monthly Subscription). Finding a good, quality, reasonably priced local handyman will make your life a lot easier. These should definitely help keep your costs down.
