@Jarret Durst Congratulations on taking the first step! Learn and network as much as possible here on BP. I would recommend working with a realtor who also invests themselves.Then take massive action and start analyzing properties and making offers. I self manage rentals here in Cleveland, Ohio. @Wyatt Seidel I feel like many of the Midwest markets are similar. Yes, you can still achieve good cashflow and meet or exceed the 1% rule here in Cleveland too. Continue investing and growing.

@Keivan Cross You definitely want to pay attention to the property taxes. Here in Cleveland there are still a lot of good cash flow properties.

@Alon A. As Bob mentioned basement square footage should not be included in square footage. When comping properties you should be looking at the total living area square footage. For some reason Zillow likes to add basement square footage. I would suggest always confirming the TLA square footage on the county auditor's website.

I own all SFR. Both SFR and MF will cashflow. Cashflow will be a little better with MF, but I feel like tenants stay longer with SFR. Just my opinion.
