Best Locations and TKP for Out of State Investors

Hey everyone, 

Hope 2023 is off to a great start! I'm from D.C. and house-hacked my first 2 properties but looking to do some out of state investing in Birmingham due to the home prices here. From all my research it seems like Center Point area is pretty popular on the forums and right in my price-range of sub-150K. I was wondering if anyone had any pointers on how to be successful in B-ham or if I should look into some other neighborhoods. Hoping to get a property under contract this summer once everything is sorted out! 

Thanks in advance for any advice and support - hoping to make some connections here and set up a long term portfolio in Birmingham!
