Post: Best Locations and TKP for Out of State Investors

Hey everyone, 

Hope 2023 is off to a great start! I'm from D.C. and house-hacked my first 2 properties but looking to do some out of state investing in Birmingham due to the home prices here. From all my research it seems like Center Point area is pretty popular on the forums and right in my price-range of sub-150K. I was wondering if anyone had any pointers on how to be successful in B-ham or if I should look into some other neighborhoods. Hoping to get a property under contract this summer once everything is sorted out! 

Thanks in advance for any advice and support - hoping to make some connections here and set up a long term portfolio in Birmingham! 

When compared to Georgia, it looks like Alabama falls short. Is this a situation where Alabama has more room to develop and potential for future growth? Georgia has a TON of Fortune 500's. I've been looking into Birmingham specifically, but hard to ignore the economic strengths of Georgia (though I'm not sure if this means B-Ham is a bad choice).

Thanks for all the input everyone! It's great to hear from several sources with different viewpoints. I personally think that because this is a long-term / retirement strategy for me with SFH rentals - as long as the number line up then it would make sense to jump in. The great thing that I've learned through the forum is that numbers are king.

Hi everyone, I am an investor in Northern Virginia and looking to buy my first rental property. Due to prohibitive prices in my market, I am looking elsewhere in the Norfolk, VA area. My question is more broad.

I spoke with a few property managers who are also investors and they were of the opinion that now is NOT the best time to enter the market and look for a deal. I’m curious what other people think in terms of the general market (supply/demand) and also the factor of mortgage forbearance and renter assistance potentially coming to an end.

I'm more than a little excited to put my savings to work and get started in REI, but if this is a bad time to start it may be better to be patient...unfortunately.

@AJ H. There's not too much of a reason for VA other than the driving distance like you said - being able to see the property / more control over rehab.

I’d be interested to discuss how you’re investing out of state, as you know getting away from the DC metro is really the only way to stay price friendly. It’d be helpful to hear from someone who’s in the same boat, but a little further along in the process!

Hi everyone, I was wondering if any investors in the Richmond VA area had success finding the properties that fit the 1% rule? Are there specific neighborhoods that you have found that fit the criteria with a decent tenant pool? I'm an investor from Northern VA looking at 200k and below properties in Richmond since I am priced out of my area.
