Where do I start to finding out

how (or if) I can PURCHASE a lot/land in Austin area to be able to build (put) a tiny home on my lot. If you are an agent that knows areas you could show me I would be interested in you reaching out!

Finding land for a tiny home is not as simple as you might think. I've recently started buying lots to put tiny homes on. You definitely have to look into the zoning, but you will also run into deed restrictions that will prevent you from building tiny. Ask your agent how you can use Paragraph 6.D. of the TREC Unimproved Property Contract to protect you. If they don't know what you're talking about, they may not be the right agent for your land deal. I find there are very few agents that actually know what they're doing when it comes to vacant land. In most markets there are only 1 or 2 agents that are real experts in land.

The first lot I put under contract had a deed restriction against homes under 1,000 SF in size. This is actually a pretty common restriction in San Antonio, TX (I'm guessing in Austin too), and you won't find it until you start the title work. Luckily I had the proper protections in my contract to allow me to back out. I decided to move forward with that lot for a container home anyway, but it gave me the opportunity to renegotiate. I have a second lot under contract now that I should actually be able to build a tiny home on.
