Ugly Side of Home Building - Flooding from Damaged Sewerage
Last week, we had an issue with the plumbing in a home we sold.
The buyers moved in, used the water, and some areas of the home started flooding.
We sent vendors out that same day to investigate and fix the issue. Turns out, during construction, one of our vendors flushed something down the toilet, causing a clog, which led to the system overflowing and flooding the home.
We ended up having to cut and replace drywall in multiple rooms and swap out the wet carpet, which will cost us around $10K.
Mishaps like this will happen in Real Estate. Don't get too low, it's part of the game.
The important thing is how you respond. It sucks for the new Owners, but they appreciate our timeliness in getting it handled and understand that stuff happens; not all Buyers are like this.
**Lesson: Camera the sewerage line prior to each closing.**
