Multi Family Investing when unit it Ownder Occupied

Trying to use an FHA loan on a duplex/triplex but every deal I find or run the numbers on is occupied. What can I do with this? Keep looking for something different? Talk to them and see when leases are up? Or what now

Buy it fully occupied then wait until one of the leases expires and don't renew. If some of the leases are month-to-month you can give them 30 or 60 days non-renewal notice (check local laws) starting next month.
