Once you have a lender for a rental property, how would the terms work? Would the lender finance and everything in my name, and I pay my lender each month or what does this look like?

Trying to use an FHA loan on a duplex/triplex but every deal I find or run the numbers on is occupied. What can I do with this? Keep looking for something different? Talk to them and see when leases are up? Or what now
