@Diogo Marques for Capital reserves it depends on the property. In Multi-family I look at what needs to be done now and what needs to be done later. I budget for the now and put aside Cap ex for the later. If a furnace is brand new for instance I use $2000/20years. If it looks to be 10 years old I would then do $2000/10 years. I am analyzing an 84 unit that I have under contract and the average age of the furnaces are 10 years old. I have 84 furnaces, so I need to budget $8400/year in furnaces, then I go on to roofs, windows, appliances, etc. This property I will start with $150,000 cap ex and put aside an additional $32,000/year in Cap ex
